Should I make renters sign new lease?
Renter and hubby are divorcing. SHE was the only on the lease, but SHE has no income now. Since his moving out we've had one hell of a time getting rent. Since December she has been routinely late...eventually paid, but late, which impacted my family pretty severely. Everyday of each month was a roller coaster of "I'll have it to you in cash tonight" to her totally not having it until the last day of the month. One month we ended up taking $180 off the rent just to help her out. This mess coincides with her husband divorcing her. She really wants to stay, and we'd like her to. Should we ask them to sign a new lease with HIS name on it, as he is the only one capable of paying rent? It's fine if it's month to month, I just need someone with an actual income to be responsible for the payments since she's been so flaky.
